Main Water Line Replacement in Trabuco Canyon: Long Runs, Rural Lots and Hillside Soil

Long service lines on Trabuco Canyon lots fail in ways city homes don't. Warning signs, how replacement works on rural ground, and when to add a repipe.
Most homeowners think about the pipes inside the house. In Trabuco Canyon, the line that brings water to the house can be just as important. Properties in Robinson Ranch, Wagon Wheel, Trabuco Highlands and the canyon roads often have long service lines running across hillsides, under driveways and through landscaping. When that main line fails, it can be hard to find and disruptive to fix.
What the main water line is
The main water line, or service line, runs from your water source to the house. For homes on Santa Margarita Water District supply, it starts at the meter near the street. For homes on private wells, it runs from the well and pressure tank to the house. The utility usually owns the meter and the pipe on the street side of it; the homeowner owns the line from the meter to the house.

Signs your main line is failing
- A wet or soft spot in the yard that does not dry out, or unusually green grass in one strip
- A water meter that moves with every fixture in the house off
- A sudden jump in the water bill with no change in use
- Low pressure everywhere in the house, not just at one fixture
- Muddy or discolored water after a break
- The well pump cycling more often than usual on well systems
Why rural lines fail
- Age and material. Older service lines may be galvanized steel, early copper or even polybutylene, all of which have known weaknesses.
- Soil movement. Hillside lots shift. Expansive clay soils swell and shrink with rain and drought, stressing rigid pipe.
- Roots. Oaks and mature landscaping send roots toward water.
- Rocks. Lines laid directly in rocky soil without proper bedding wear through over the years.
- Distance. A long run simply has more places to fail.
How replacement works
- Locate and assess. We find the existing line, confirm its route and check for leaks.
- Plan the route. Sometimes the old route is best. Sometimes a new, more direct route avoids trees, driveways and hardscape.
- Trench or bore. Open trenching is common on open ground. Under driveways and hardscape, boring under the surface can avoid demolition.
- Install new pipe with proper bedding, at the correct depth, with tracer wire where appropriate so it can be found in the future.
- New shutoff and pressure regulator at the house as needed.
- Test, inspect, backfill. Trabuco Canyon is unincorporated Orange County, so the permit and inspection go through the County.
For service lines we use pipe rated for underground potable water, and inside the home we use PEX-A (Uponor/Wirsbo expansion, ASTM F1960).
Well water considerations
Homes on private wells often have water with different mineral content than district supply. Iron and hardness can build up in lines and fixtures. When replacing the main line, it is a good time to look at whether filtration or treatment at the pressure tank makes sense.
Pair it with a repipe?
If the main line is failing, the pipes inside the house are often the same age. Doing both at once means one permit process, one water shutoff plan, and a new system from source to faucet. If the interior pipes are in good shape, we will tell you.
